embership Fees
Membership privileges are acquired
with the purchase of a Ranch lot and are transferred only when the lot is sold to a new owner.

Initial Membership Fee

Upon purchase of a lot, you pay an initial deposit of $50,000 in the form of a no-interest loan to the Sylvan Dale Ranch Preservation Community. Eighty percent of this loan will be refunded when and if the property is sold to a new Member. If the membership program is cancelled by the Ranch, the entire deposit will be refunded.

Annual Membership Fee

You may begin paying your annual membership fees immediately after purchasing a lot, or you can wait for up to two years after purchase before acquiring your membership benefits and starting payments. The Annual Fee for 2008 is $9,000. Fees may be adjusted from time to time, but can never be raised more than 10 percent in any given year.

Governance

The Community is managed by the Sylvan Dale Ranch Preservation Community, LLC, a limited liability company established by the Jessup family, which has owned and operated Sylvan Dale Guest Ranch since 1946. Members belong to a Homeowners Association to manage roads and other common property. Members may also serve on an Advisory Board that makes recommendations about the Ranch Preservation Community membership
program and activities.
